Trinity Central
This project involved the complete fit out of two office areas on the second floor of Trinity Central to provide office accommodation for Corporate Services Division staff.
Open plan office areas were created, and works were carried out in two phases. The fit out is unique in its extensive use of indoor natural planting which was a very important feature of the design. This helps with sound absorption, air quality and creates a very pleasant office working atmosphere.
The office building is uniquely located over an entrance to Pearse Street train station. There are views of the platforms and train tracks from two aspects. The lunchroom has been located in the area nearest to the train station so that the noise does interfere with the working environment. The lunchroom and seminar room are positioned to take advantage of the dynamic view provided by the train station.
As phase one of the fit out was complete and staff members began to unpack, COVID struck, and staff were sent home to work. Phase two of the project was carried out during the COVID lockdowns and with that, brought some new and unique challenges. Site meetings were held off site, wood samples were delivered by post rather than in person along with supply chain delays were some issues faced.
Sustainability
As a green flag university, sustainability is always at the forefront of any project. By limiting the amount of demolition on site and re-using existing ceiling tiles and lighting we reduced the amount of construction waste that was produced on site. In Phase 1, the existing IT data cabling to the office desks was re-used and adapted it to suit the new desk layouts and the existing mechanical and electrical services were reused. In Phase 2, low energy LED light fittings with motion detectors were specified and the new heating system, is controlled by BMS. 50% of the content of the new carpet tiles used throughout are made from re-cycled materials.

The refurbishment of Trinity Central has been short listed in the Workplace Excellence Awards 2023 in the Office Fit Out & Design category.
